Shed Guidelines

The Quail Run Homerowners Association Board Members has put together some guidelines to help everyone understand the criteria from the Covenants documents. Following these guidelines will help speed up your application and approval process.

All storage sheds must adhere to Amendment 1, Article VIII, Section 5 Temporary Structures and Certain Other Structures which states: “Only one, freestanding or attached shed may be erected in the backyard on a Lot and shall (a) be of an architectural scheme consistent with the dwelling in terms of style, color, and material; and (b) have a floor area not in excess of one hundred (100) square feet.”

The Architectural Control Committee (ACC) has developed a set of guidelines for approving applications for storage sheds. The ACC will use these guidelines as a ‘checklist’ when reviewing the applications. The photos below are representative of the types of sheds that fall within the color/materials guidelines.

Architectural Guidelines for Storage Sheds:

  • The shed must be constructed with the same exterior covering (siding) as the house and be installed with a horizontal profile/shadow line consistent with the siding on the house.
  • The siding must be the same color as the house.
  • The shingles must be the same color and style as the house.
  • No highlighted cross-buck doors will be allowed, only doors having a solid color.
  • If shutters are installed, they must be made of the same material and be of the same color as the house shutters.
  • No weather vanes or supporting cupolas are allowed.
  • Floor area must not exceed 100 square feet.
